St Modwen plans all-electric Birmingham homes

<p><span>St Modwen has revealed plans to deliver up to 350 new “all-electric” homes on the former MG Rover site in Birmingham.</span></p><p><span>The scheme is to be powered by a “smart grid”, with electricity supplied and monitored across the network of homes in what St Modwen said was a first for a major developer, ensuring that the first phase homes will be completely gas free. SNRG, a specialist in “next generation” energy infrastructure, is </span><span>developing the smart grid design.</span></p><p><span>The developer secured outline planning for the Longbridge site, once home to the Mini car, in 2021. Detailed planning for phase one is now with the local authority. If plans are accepted, St Modwen hopes to begin construction from the Autumn.</span></p><p><span>St Modwen said its all-electric intentions were another example of its pioneering approach to building and powering sustainable homes. The announcement follows the launch earlier this year of St Modwen’s first carbon negative homes - a trial which, St Modwen said, would produce homes “so airtight” that they would export power back to the UK grid.</span></p><p><span>Aspects of the trial, featuring the latest construction techniques and renewable technologies to potentially reduce total energy bills by 76%, will be used in the electric homes and eventually …
