Q2 new build registrations see “modest” growth - NHBC

New home registrations saw “modest” growth in the second quarter of 2025, with those for the private sector rising 6% year-on-year, according to the latest NHBC data.

During Q2 2025, private sector registrations totalled 20,924 against the 19,728 of Q2 2024. Meanwhile, those for the rental and affordable sector lifted 1% during the same period year-on-year to 9,481 new homes registered.

Total UK home registrations rose 4% to 30,405 new homes against Q2 2024. The number was also 4% up on Q1 2025.

Quarter-on-quarter, rental and affordable registrations rose 6%, with the chancellor Rachel Reeves announcing the government’s ten-year £39 billion Social and Affordable Homes programme during the period.

Meanwhile, completions showed a downward trend in Q1. NHBC recorded 32,434 new home completions, dropping 5% on the same period in 2024. This consisted of 21,553 private sector homes against the previous year’s 22,115. There were 10,881 rental and affordable homes completed compared to Q2 2024’s 11,902.

On registrations, six out of 12 UK regions experienced an annual rise in Q2 2025. Yorkshire and Humber, the South West and Northern Ireland saw the largest increases at +96%, +75% and +44%.
