The number of net additional dwellings in 2023-24 was 221,070, 6% down on 2022-23 (234,290) according to government figures released today.
Net additions are now 11% below their 2019-20 peak of 248,600, but remain 69% above the 2012-13 trough.
In the year to March 2024, there were 226,460 gross completions, offset by 5,390 demolitions. The gross completions include:
- 198,610 new build completions
- 21,590 change of use from non-domestic properties to residential
- 4,360 net conversions between houses and flats
- 1,900 other gains (e.g. caravans, house boats)
The figures are based on local authority estimates, calculated using the council tax base, building control, site visits and other management information.
The 221,070 net additional dwellings in 2023-24 represents a 0.9% increase on the previous dwelling stock estimate of 25.4 million dwellings in England as at 31 March 2023.
There were 198,610 new build completions in 2023-24, down 6.5% from last year, when there were 212,364 new build completions. The number of new build completions in 2023-24 is 9% below the 2019-20 peak.
New build completions accounted for 90% of the net change in housing supply in the year to March 2024.
